WHY WE ARE SUCCESSFUL
Thanks for taking the time to consider our program at Jones-Healy. We are very proud
of what we have accomplished at Jones-Healy and attribute our success to several
factors:
- The partnership of the Management and Associates. We have intentionally
recruited Associates from outside the Real Estate Industry in order to bring fresh
ideas and enthusiasm to our team. Many of our Associates have owned their
own businesses, have been in management positions, or were actually “CEO”s
of their companies.
We feel that Management has to work in harmony with the Associates in order to
make things happen. The Associates are given autonomy in all aspects of
running their own real estate companies under the “Jones-Healy umbrella”
company, and in doing so, make many of the major decisions such as
advertising policy and strategy and floor calls/inquiries.
- The office systems set in place. We have devised systems for processing the
active listings and pending transactions so that the Associates simply turn in their
paperwork, and the rest of the mundane paperwork and details are handled by
the staff. That frees up the Associates’ time to do what they do best: service
buyers and sellers!
- Experience. Our Management has over 38 years experience in all phases of the
Real Estate Industry. Our Associates average at least five years experience,
and many have more than 20 years experience. We have adopted an attitude of
sharing that experience with our Team so that deals happen that ordinarily would
not have come to be had we not applied that wealth of knowledge.
Our Team is always willing to help each other out answering questions, coming
up with ideas, or simply just “being there” to listen to each other when the going
gets rough!
- Our Reputation. We’ve worked very hard to maintain our standards of practicing
real estate. This has given us a reputation that we’re very proud of. When you

Overview of our Policies
Company Goals and Philosophy: In general, the goal of Jones-Healy is to reach and
maintain the status of being the leading diversified real estate brokerage firm in
southeastern Colorado, while maintaining the highest degree of ethics and
professionalism possible.
We approach this goal with the intent that every effort will be made to serve the buying
and selling public in all phases of our business through diligent work, expertise, and
accumulated know-how. Our plans to reach this goal include providing our Employees,
Associates and departments with the most up-to-date tools, facilities and programs with
which to operate and to expand these areas or make additions when it becomes
feasible.

Company History The firm, which is now Jones-Healy, Inc., began in 1931, as an
insurance company, The Sam Jones Agency, under the leadership of Samuel T. Jones,
Jr. In 1934, Mr. M.B.Littell joined the staff, and a real estate department was added.
This small group was headquartered in the basement of the Thatcher Building at 5th
and Main in downtown Pueblo and did a brisk, citywide business with its first phone
number being No. 7.
In 1952, Mr. Thomas V. Healy joined the firm and purchased the interest of Mr. Littell.
After many changes and continued growth in both the real estate and insurance
departments, the Sam Jones Agency outgrew its offices in the Thatcher Building and
moved to its new building at 119 W. 6th Street in 1962. Growth and new business
again created pressure within the existing organization and in September of 1967, the
agency was organized into two corporate entities, the Sam Jones Agency, Inc.,
representing the insurance company, and Jones-Healy, Inc., representing the real
estate company.
Mr. Healy was instrumental in the creation of the first MLS system in the United States
and Jones-Healy Realtors has always been on the leading edge of the real estate
industry, having had the first computer system, the first fax machine and even
having the honor of having the first women agents in the Pueblo market.
The Company has since enjoyed a steady growth and stability. Today, Jones-Healy,
Inc. is one of the leading real estate firms in Southern Colorado with a highly competent
staff of dedicated professionals serving the public in all phases of the real estate
business.
On September 27, 1990, Jones-Healy, Inc. became associated with Better Homes and
Gardens as a franchise, with regard to the residential sales transactions. The Property
Management Department and Commercial Department still operated under Jones-
Healy, Inc. Several years later, when Better Homes and Gardens was sold to GMAC,
the Management and the Associates decided to disassociate with the franchise, and
became an independently owned and operated company under the original logo and
Jones-Healy Realtors.
In April of 1998, Tom Healy sold the Company to Daniel A. Molello. We currently have
approximately 20 Broker Associates on board, and operate out of the main location at
119 W. 6th St. in downtown Pueblo, which is well located to serve the entire region. Our
office staff includes 5 staff members who handle the daily office procedures, a full time
bookkeeper, and 2 residential property managers.
Associate’s Obligations:
Associates at Jones-Healy pay for the following items
- Pueblo Association of Realtor dues and MLS fees *
- Colorado Real Estate Commission fees *
- Associate’s individual computer expenses, software and network setup.
- Name riders/labels for all “For Sale” signs, including 4x4 and larger signs.
- Open house signs, directional signs, and residential "For Sale" signs.
- Errors and Omissions Insurance *
- All farming and personal brochures (printing and mailing costs, including postage).
- Business cards.
- All other advertising
- Advertising and other expenses for special events/promotions when voted for
according to policy set each year by Associates at annual retreat or special meeting.
- Monthly fees for voice mail/DSL access.
- NO Franchise Fees!!
Office Obligations:
- Office rent.
- Staff salaries and costs.
- Telephone equipment. We have the ability to transfer calls to any outside phone so
that agents can be accessible at all locations. We maintain 24 lines and a high
speed DSL line for internet/network access.
- Copy machines. We keep digital copiers in use at all times that agents can also use
as printers directly from their individual computers. We keep all fax machines in use:
one for incoming faxes and one strictly for out going faxes so that important
documents are not delayed going in and out of the company.
- Yellow pages advertising
- Broker and managerial support. This includes ongoing training and updates, advice
on transactions and situations within the scope of Management's expertise,
Company employee personnel disputes or conflicts not including personal
assistants, goal planning and career advancement, and general support that
promotes the teamwork our Company is known for. Individual office space for most
agents, as available. We currently occupy over 5,000 square fee of office space,
which provides a private environment for each agent to conduct business. We don’t
charge a separate “desk fee” for agents to enjoy this benefit.
- All sales/listing/management contracts, their addendums, and ancillary paperwork
associated with the real estate transactions, and used in the course of doing
business
- 800# phone number for toll free access for referrals and incoming business.
- Long Distance on business related calls.
- Internet Expense for Company Website and Jones-Healy email. We maintain both a
Jones-Healy website and a Realtor.com website. The Jones-Healy website offers
each agent their own page (which includes their individual listings) and Jones-Healy
email at no charge to the agents.
- We presently have several avenues for print advertising, making sure we have a well
rounded program in many different time frames at a budget that is affordable to our
agents.
- All Corporate Advertising. We feel that a Company should participate in the
advertising costs to promote both the Company and its Associates. This creates a
bigger “bang for our buck” for both the Associates and the Company.
- Membership in Business related and Community Service Organizations. We feel
that it’s very important to keep a visible presence in organizations such as PEDCO,
Pueblo Chamber of Commerce, Latino Chamber of Commerce, and the Penrose
and Rye/Colo. City and Pueblo West Chambers.
- Listing processing (MLS input and maintenance).
- Sales contract processing (MLS reporting, contracts and earnest money to Title Co.,
earnest money disposition, etc.)
- Closed deal processing (MLS reporting, associate commissions, co-broker
commissions and copies, document storage, etc.)
- Records maintenance of Associate production. We provide Associates with up-todate
reports on a quarterly and annual basis so they can track their volume
accumulation, commission production, monthly activity, pending, and sold
information, etc.
- Inventory maintenance (weekly reports on active, pending and sold, maintenance of
showing information, and updates thereon.)
- Arrangements for showings of Jones-Healy listings, whether being shown by inhouse
associate or other company associate.
- Training for new and experienced Associates, including orientation when coming
onboard.
- Relocation and referral tracking and bookkeeping.
- Name Tags and office name plates on initial hire.
- MLS participation fees in Royal Gorge and Pikes Peak Realtor Assn. We maintain
Broker membership in the Canon City/Penrose and Colorado Springs MLS areas to
enable our Associates to list and sell all over Southeast Colorado (by paying only
their individual MLS fees).
Company Ownership: Beginning in 2008-2009 Jones-Healy again is leading the way
in Pueblo Real Estate industry by offering ownership opportunities in the company in
which you work. So many time an agent will work their entire career for a company and
when they retire, they have built no equity in the company they own. Jones-Healy offers
the “option” to all agents who work at Jones-Healy the opportunity to participate in Stock
Ownership. Very seldom, in the Real Estate Industry, do you have the opportunity to
have an ownership interest in the Company you work for.
Commissions: Our commission splits compare favorably with all other companies in
the market. Considering office expense and no franchise fees the net affect is that
most programs that quote a certain split is full of contingencies and fees that may make
the net affect of your earnings vary by 10 to 15%. Brokers who are transferring from
other companies are able to choose programs based on their existing production
levels. Please note there are no “franchise fees” coming out of your commission
here at Jones-Healy.
Company Policy on Agency We operate under Transaction Brokerage the majority of
the time, but give the Associates the autonomy to be seller agents when the need
arises. We also accept buyer agency. We will be happy to share our Independent
Contractor’s Contract with you if you have an interest in joining our “Team”.
Training and Education Our Associates and Staff operate with a focus on
maintaining a learning atmosphere at all times. The real estate industry changes
constantly and requires that we be aware of the changes and implement them
according to the law.
To that end, our Management conducts learning sessions during sales meetings,
regular classes and an annual retreat. Our experienced Associates are more than
happy to help new licensees by answering questions, mentoring, and setting a good
example and they receive new ideas and infectious enthusiasm from our newer agents
in return.
Our program is getting results! During the past, Jones-Healy rookies have received the
Pueblo Association of Realtors "Rookie of the Year" award seven times. We have also
had many agents receive the Realtor's Salesman of the Year and also the Coveted
Realtor of the Year, the highest award to be given by our peers at the Pueblo
Association of Realtors.
In Closing
Jones-Healy has set the highest standards possible on Broker, Associate and
Employee conduct. It is those standards that we feel have kept us in business for over
75 years, and which continue to ensure our clients and customers the highest level of
